#1: Going for the cheapest quote.

This is undoubtedly the biggest mistake made when looking for the best builders. If you simply look for the cheapest builder you can find, you are almost certain to suffer at the hands of a lack of quality. They will use poor quality tools and materials, and they will take shortcuts. This is going to cost you a lot more in the long run.

#2: Failing to discover what is included in the quote.

Never assume that all of the work is going to be included in the quote. The best thing to do is talk to the builder; ask them what is excluded from the quote. This is an excellent way to unearth whether anything you thought would be incorporated is not.

#3: Selecting the wrong type of builder.

Builders fall into different categories. Not all companies offer all building services. For example, if you are seeking builders for a new build, the last thing you want to do is hire a company that doesn’t have expertise in foundation solutions, even if they are willing to take on the job.

#4: Failing to do enough research.

Take the time to find out about the company; the projects they have worked on in the past, the number of years they have been in the business, and what their previous customers have had to say. Client reviews can be very telling, alerting you to any unscrupulous builders.

#5: Not understanding industry jargon.

Don’t accept a quote without fully understanding all the terms. Most builders will use ‘provisional sums’ and ‘prime cost’ in their quote. While these need to be realistic, they are estimates.

#1: Not having leeway with your budget.

If you speak to anyone that has built their own home before, one thing they will tell you is inevitable is overspending. This is why it is a good idea to put together a budget, and then add ten per cent, at least, onto this.

#2: Expecting everything to be finished on-time.

Another common mistake people make when building their own home is everything to be finished on-time. There are going to be delays. Whether this is due to supply depletion or the weather, there are bound to be moments whereby a certain task falls behind schedule, and then this causes the whole project to fall behind. The best thing to do is prepare for delays.
